    I had a CRACK problem once. But What I did to fix it was pour some cement mix in to fill the gap then I put a finishing over it to seal it so water wouldnt get in but I think it was a result of undergrowth in the ground. A big tree means big roots and roots are bad if next to sidewalk or house.
